Take Stock of Your Room’s Size

The most defining feature of the dining room table is its size. Some are expansive. Some are small and minimalistic. Your dining room’s size is going to be a large factor in what size of table you get, of course. So start by measuring the space in which you plan to put the dining room table.

If you’d like more room to walk when you’re not entertaining, also remember to look at drop-leaf or extendable dining room table designs. That way, you can remove part of the table or fold part of it down when you want the extra floor space. This is especially useful for smaller dining rooms.

As a side note, many open concept designs in homes don’t have a set dining room space. Instead, you create an eating space wherever you put the table. Visual elements like a floor rug can create some organization in the space. Smaller and streamlined tables usually work in this style, as they don’t overpower or crowd the open space.

Your next step is to choose the style you want in a dining room table. It might be easy to think, “Well, a wood one, I guess.” But all dining room tables have specific details in their materials and construction that make certain styles better for certain types of rooms. A few examples include:

  • Classic homes do well with rich wood textures like mahogany and dark espresso finishes.
  • Contemporary homes do well with minimal and modern styles.
  • Industrial styles do well with a dining room table that uses metal elements, like stainless steel table legs.
  • Artsy homes do well with funky styles, like table legs that angle outward or tabletops that are in unconventional, geometric shapes.

2. Add Window Drapes, Shutters Or Blinds

Sunny rooms tend to feel warmer than rooms that are dark. If you have a room where the window receives a lot of sun in the summer or feels very cold to the touch in the winter, invest in a heavy black-out or insulating set of curtains or drapes. Window shutters or blinds are also a good insulating option to keep the ambient temperature of the room comfortable.

Open the shades or blinds during the winter so the sun’s warmth enters. And in the summer, keep blinds closed to maintain a cooler room.

3. Add A Programmable Thermostat Strategically

Once you address insulation and manage to balance the temperature extremes, install a programmable thermostat. The key is the location of the thermostat. Place it in or near the room you use most so the temperature level is most comfortable where you spend the most time.

5. Add a Ceiling Fan

A ceiling fan is a low-energy way to circulate the air in a room. Most fans have a small button at the base of the motor that allows you to switch the direction the fan spins. This little trick can make a huge difference in the temperature of your room.

In the winter, set your fan to rotate clockwise on low to pull cold air up and away. Doing so pushes the warm air that has risen to the ceiling back down, warming the room. Do the opposite in the summer, setting the fan to spin counter-clockwise, to cool your room.

However, you can create that hotel vibe in your own home, and enjoy luxurious living every day. Here’s how to achieve those looks.

One thing everyone enjoys about luxury hotels: the luxurious beds. However, Wendy Hammerman, Founder & Lead Designer at WLH Interiors, a full service interior design studio, says you can recreate that vibe by investing in new bedding. “There is something about crisp, clean, freshly laundered sheets that says ‘I’m on vacation!’” Hammerman says. She also recommends a cozy down comforter and a feather mattress topper. “Add lots of fluffy pillows, the fluffier the better, and last but not least, add a throw at the end of the bed for a homey feel and perhaps a pop of color.”

Karen Otto of Home Star Staging agrees that luxury linens can create a luxury hotel vibe for a staycation or when family and friends come to visit. “Look for sheet thread counts higher than 500, and since we run an Airbnb, we always purchase white for ease of cleaning – and they always just look fresh and inviting.” Otto says.  “From comfy pillows to fluffy absorbent white towels in the bath, who wouldn’t want to feel like they’ve come home to a luxurious night’s sleep in a bed that looks like it was made at a 5-star hotel?”

While creating an environment that appeals to your senses, don’t forget your sense of smell. “The first thing you will notice when you arrive at a high-end, luxury hotel and spa is the aroma,” says Hammerman.  When you enter the resort, she says you’re surrounded by a fabulous fragrance that evokes feelings of calm and comfort. “Whether it’s beachy, floral or clean and crisp, smell is a great way to transform your space and instantly take you away to another place without leaving home.”

Hammerman recommends using a candle or atomizer that you can get at any home store. “Nest is a popular brand with several scents to choose from, including my personal favorite, Grapefruit – clean, fresh and fruity.” She also recommends Ocean Mist and Sea Salt, which smell like the beach. And if you want sometime more exotic, Hammerman suggests Moroccan Amber.  “If candles aren’t your thing, Aroma 360 offers a plug-in with an array of interchangeable options, depending on your mood.”

If you want to transform your bathroom to feel like it’s in a luxury hotel, Celine Marcotte, Business Development Manager at GRAFF, recommends refreshing the shower. “Products that stimulate the senses instantly provide a luxury hotel feel. Water, light, and sound, orchestrated in a harmonic balance allow for a deeper sense of wellness, a sensation and experience that can be achieved with GRAFF’s Aqua-Sense Collection, which uses chromotherapy and LED lights.”  And the finishes and textures can also enhance a space’s appeal. “For example, 24K Gold, Rose Gold, and Matte Black come to mind as uber luxurious options.” You can also get ideas from the 2019 Trends in Bathroom Technology.

Marcotte also recommends accessories that can update your bathroom and can be easily swapped out. “Grab bars are one way to go, providing both an elevated style and a great aging in place solution.”

According to Leah Tuttleman, a designer at Re-Bath, sounds and sights can help you achieve an ultimate level of relaxation. “Let stress float away with a countertop waterfall to help your spa achieve an air of serenity. Install dimmer switches to set a calm, sunset-like mood to capture the essence of a professional spa’s tranquil ambiance.” And you can achieve this experience by just upgrading to a massage shower head. “Whether you prefer a waterfall shower, high-pressure or hand-held, these modern designs that mimic the natural flow of falling rain emanate relaxation.”

Other elements reminiscent of high-end luxury hotels include touchless faucets and soap dispensers, and Tuttleman says they’re easy to install. “Also, matching benches are a beautiful, functional addition to almost any shower, and a built-in caddy makes storage a breeze so you can focus on that clean, simple, minimalist look of a 5-star hotel.”

Hotel rooms usually provide several lighting options. “Layer your windows with a lighter drape to accommodate sun-filtering light and a heavier drape that creates a black-out effect essential for sleeping late on lazy weekends,” Hammerman recommends.  “Also, consider a 3-way bulb in your bedside lamp which gives you the option of a bright reading light or the opportunity to create a softer ambiance.”

And there are other tips and tools to hlep you vary lighting – for example, Mike Deschamps, US Product Marketing Director at Philips Hue Signify, recommends layering your lighting – with ambient, accent and task lighting – to recreate a luxury hotel vibe at home. “Ambient lighting illuminates your space evenly; you can achieve this with the right ceiling fixtures or recessed lighting,” he says. “Accent lighting sources indirectly illuminate spaces while remaining mostly hidden; for example, use the Philips Hue Play light bars to highlight particular elements in your room like artwork or plants. “

In addition, Deschamps says you can use light strips in cabinets or under a bed or sofa. “Lastly, bring in task lighting through table and floor lamps to give you the light you need for specific activities like reading.”

Luxurious leather sofas are common in upscale hotel lobbies and private rooms. Whether you’re waiting in the lobby with all of your luggage, or you return to your room loaded down with a laptop and suitcase – or after a busy day of shopping – those stylish sofas are convenient and handy.

However, you can also create this look at home, for less than you might think. And you won’t even have to leave the sofa when you want to charge your phone and other devices.

In most hotel rooms, there’s a place for everything, which reduces the clutter in your room. “Declutter your space, especially your bedside tables. Keeping only the essentials handy (and maybe some fresh cut flowers) helps bring a sense of calm and simplicity,” Hammerman says. Removing unnecessary items also creates more space in the room – making it appear to be larger. And you don’t have to have a walk-in closet. “We are seeing a lot of our clients redesign their master suites lined with Ornare closet doors that become part of the design of the room, and leave the bed to float in the room – instant private island,” says Claudio Faria, director of Ornare USA.

“For better or worse, that warm Southwest-type of palette has come to be associated with mass hotel chains, and so, if you’re going for luxury or boutique, the exact opposite in terms of color and design is key,” explains Benjamin Moore Color and Design Expert, Nivara Xaykao. “Nothing beats crisp white walls, and luckily, there are new paint products out there that can keep your bedroom walls looking pristine. She recommends Chantilly Lace as one of the company’s favorite whites for achieving this look. “To bring a designer’s touch to the space, keep accent colors cool and neutral with calming grays and graphic blacks. Bold color statements can transform the bathroom into a special sanctuary.”

Deep blues are also calming and always stylish.  “Lastly, don’t forget paint sheen. Higher glosses in the right places, like cabinetry and trim, can really heighten the glamour in a space,” Xaykao says.

The last step is to incorporate artwork to liven up those blank walls. “Hammerman recommends a palette of warm neutrals to create a soothing hotel-like environment.

And fortunately, you don’t have to spend a lot to get quality artwork. You can buy large framed art prints to recreate eye-catching looks without breaking the bank,” according to Alix Greenberg, Founder and CEO of ArtSugar, who recommends incorporating art featuring scenic landscapes to remind you of being on vacation. “Art or art prints featuring beaches, mountains, or even jungles can create a feeling of wanderlust, reminding you of being in a luxury hotel,” Greenberg says.

However, she recommends keeping frame colors simple. “Stick with white or black frames for a chic and elegant look reminiscent of a luxury hotel.”

But what else can you do? Well, the National Association of Landscape Professionals has released its top 2019 landscaping trends. And landscape designer Sara Bendrick, host of DIY’s “I Hate My Yard,” author of “Big Impact Landscaping: 28 DIY Projects You Can Do on a Budget to Beautify and Add Value to Your Home,” and a STHIL spokesperson, provides insight regarding the NALP’s report – and adds a few of her own landscaping trends.

Trend #1: Two-in-one landscape design

Gone are the days of an either/or landscape. “Many people have limited space, so creating a landscape with multi-purpose features can add substantial property value, in addition to being a conversation piece,” Bendrick says.  For example, a retaining wall can also double as seating, and instead of just a privacy fence, consider an edible garden on a trellis. “A fun example is creating a corn hole game on a back deck by building in corn hole boards flush to the deck with hinges. You can lift them open to play and put them back down when finished,” Bendrick says.

Trend #2: Automated lawn and landscape maintenance

Spending more time outdoors doesn’t necessarily mean spending more time working outdoors. And homeowners are looking for tools to make lawn care more convenient. “The latest in innovation includes smart sprinklers and robotic lawn mowers – but I recommend having a servicing dealer to do the initial install,” Bendrick says. “While it is great that so many landscape jobs are being automated, getting your hands dirty in the garden will never go out of style,” she says. However, you can incorporate technology while also feeling connected to your space.

Trend #3: Pergolas

“Pergolas are always on trend in my book. I love them for many reasons, but primarily because they bring scale, detail and shade to a space, making it more interesting and inviting,” Bendrick says. And because they’re so versatile, she says more people are seeing the value of adding them in their landscapes. “Incorporate amenities to make them more comfortable for longer, such as misters, fans, space heaters, lighting, adjustable louvers, and pull-down shade screens.”

Trend #5: Pretty pink

Pops of color add pizazz to any landscape. Bendrick admits that pink traditionally leans feminine, but thinks colors, in general, are being seen as more gender neutral. “I expect to see pink used in both masculine and feminine designs,” she says. “A great way to incorporate pink would be to create a modern landscape with all white flowing plants, green foliage, charcoal concrete, a steel I-beam water feature and a pink accent wall.” Another trend is to use pink roses, hibiscus, petunias, and zinnias in flower beds to add pops of color.

Trend #6: Mesmerizing metals

“I love using raw materials, specifically metal in landscape design. They add a sense of permanency and strength,” Bendrick says. She recommends using metal panels for decoration, as well as function, such as a privacy screen. Other trends include using metals in furniture and water features. “While I am a big fan of metal, it does jump up the price of the landscape as it’s typically more expensive than wood or plastic alternatives,” she says.

Other landscaping trends

Bendrick is also noticing other trends and considerations in landscape design.

“People are becoming more and more interested in what they are eating, where it came from, and how it was harvested, leading them to more traditional methods of gardening.” Bendrick says.

Going local

“Sourcing local materials and incorporating native plants are trending as people are trying to be more resourceful and reduce their footprint.”

Never underestimate the power of curb appeal. Set the stage for buyers. “It’s easy to imagine yourself relaxing at a home with a well-maintained landscape, outdoor space and a full garden,” Bendrick says.  And she recommends creating a landscape that complements the home. Also, don’t just design for summer use. For example, fire pits and outdoor fireplaces can help you entertain in the fall and winter months.

How to Increase Your Chances of Winning a Bidding War

You’ve found the house you love. But, apparently, so have other buyers — and it’s the same house. When several buyers want to compete for the same property, how do sellers choose among offers? What can you do to increase your chances of getting the home? Freshome asked several experts to share the secrets of winning a bidding war.

Get to know the listing agent

We’re not recommending that you schmooze — although it might help. “Befriending the listing agent is a great idea,” Tracey Hampson at Realty One Group in Valencia, CA, says. “I always make a point of speaking with the listing agent and asking who she would like to use for services like escrow and title. Here in California, it is the listing agent who normally chooses. And I ask if there is anything specific the seller is looking for,” Hampson explains. She says you can get a lot of information out of a phone call.

Tory Keith, President of Natick, MA-based real estate firm Board and Park, agrees. “A good buyer’s agent will always have a conversation with the seller’s agent to get a feel for how competitive the situation is, whether there are terms besides price that are important to the seller and whether there will be a second opportunity to present best and final offers.” However, if the home is FSBO, you and your agent will need to get to know the seller since no agent will be involved on their end.

Choose your own agent carefully

It’s important to get to know the seller’s agent, but make sure you know your agent as well. “An agent’s reputation can and does have an effect on the offer process,” says April Macowicz, Broker Associate and Team Owner at The MAC Group RE in San Diego, CA. “If your agent has a reputation for being difficult, you can say goodbye to that home, especially in a bidding war,” she warns.

Make the seller’s life easier

If you can give the seller more time or reduce their level of stress, you might give yourself an edge. “One way to make your offer stand out is by either removing the inspection contingency or reducing the timelines on those,” Macowicz says. “If you can get away with having a 5-day inspection period, that looks a lot better to the seller than a 17-day inspection period.”

This is why it’s important to meet with the seller’s agent to find out what the seller cares about. “There is nothing worse than writing a full price cash offer to close in 30 days when the seller needs 90 days to move out,” says Tom Matthews of the Tom and Joanne Team at Gibson Sotheby’s International Realty.

And letting the seller set the moving date is another way to gain an advantage. “Put in the contract that you will accommodate the seller’s closing/moving date,” advises Sissy Lappin, Founder of ListingDoor.com.

More Money

Money is important

Of course, a higher offer is usually the first thing that buyers consider. And Jon Tetrault, a team director at The Nick Slocum Team at Slocum Realty in Rhode Island, offers some advice on how to create a compelling offer.

“Make sure you run the numbers to be sure that the neighborhood supports the price you’re offering, but the higher the offer, the better your chances,” Tetrault says. “I always suggest buyers go slightly above an even number.” So, if the home is listed at $300,000 and his buyers want to offer $302,000, Tetrault suggests offering $302,250. “That will give them a leg up in the event that someone else offers $302,000,” Tetrault says.

Another tip is to make the offer as clean as possible, Hampson says. “Don’t ask for any money towards closing costs, etc.”

Attach a short note

Lappin also recommends including a short note on what you love about the home — like the architectural details — and why you want to make it your own. “I did this on one home that had seven offers and the seller was adamant the ‘nice lady’ was going to get her home,” Lappin says.

However, Vivian Cobb of Colorado Springs, CO-based Cobb Real Estate is against including notes and letters. “Remember, this is a business deal and it’s about what makes sense for the seller,” she says. “Keeping emotions out of it is good advice.”

After a long winter and spring, your lawn is probably covered in debris known as “thatch.” Thatch includes the pine needles, dead leaves, dead grass, and other stuff that builds up on your lawn over the winter months. It has a nasty habit of covering up your healthy grass and blocking it from sun. What’s more, thatch can absorb too much water and cause wilting. It’s always best to start with a clean slate, so grab a rake and gently remove as much thatch as you can. Don’t be too aggressive, as your spring grass will still be fairly fragile while its growing underneath.

Spread on the fertilizer

A layer of fertilizer can really give your landscaping the nutrients it needs to turn over from sparse spring to summer-ready lawn. Think of it as a multi-vitamin for your grass. Fertilizer includes a balance of potassium, nitrogen, and phosphate, but the percentage you need of each depends on your area and the type of grass and soil you have. Make sure you follow the directions for your fertilizer carefully. Some require specific watering amounts after spreading. Others work best on an already-damp lawn.

Water deeply

The promise of a wet and rainy spring can help you weather the hot, dry months, but your lawn might still need more. Make sure to give your lawn at least a couple deep “drinks” before the heat makes its appearance. This is important in growing strong roots that withstand the summer. As a general rule of thumb, it’s better to do a deep water irregularly than to surface water your lawn every day. Make sure you give your lawn a deep watering at the beginning of spring to help grow healthy grass. Water your grass at regular intervals and amounts through the spring, and then give your lawn another deep watering at the end of spring. This will help hydrate the soil so you need less water throughout the hot summer months.

Get some air

Aeration — tiny holes poked into the surface of the lawn–might seem nonessential, but it’s a great way to get a summer-ready lawn. Over cold winter months, soil can become compacted and hard. This makes it difficult for the roots of your grass to get the oxygen and water they need to give you a strong, green, healthy lawn. By perforating the surface of the soil, it breaks up some of that hard surface to allow your grass to get everything it needs.

You can try DIY lawn aeration by renting a tool from you local hardware store. Or, hire a lawn care pro to come in and take care of it. Aeration is relatively inexpensive, but it gives you big bang for your buck when it comes to a healthy, hydrated summer lawn.

Summer sprinkler checkup

The last thing you need is a broken sprinkler system in July. Give your landscaping a spring checkup to make sure everything is working like it should before it gets too hot. Survey the sprinkler heads, since they can be broken off by lawn mowers — or errant baseballs. They’re simple to replace and ensure your lawn is getting the water it needs. You can also adjust the spray patterns or change the watering schedule. The goal is to water efficiently, not water more. Make sure sprinklers are only spraying grass, shrubs, and flowers, and aren’t wasting water on sidewalks or driveways.

Check the long-range forecast (or farmer’s almanac) to see what type of summer is forecasted. Start with the minimum amount of watering and adjust up from there. Remember that when it comes to watering your lawn, overdoing it isn’t only expensive, but stops your grass from getting the oxygen it needs. An overwatered lawn is more likely to have weeds and poor growth with weak roots. Less is more, especially when it comes to watering on a schedule. Your best bet is to water less frequently, but more thoroughly.

How to Keep Your Heating and Cooling Vents Clean

Dusty heating and cooling vents aren’t just ugly. They can also restrict the airflow into a room if the dust buildup gets bad enough, and you risk dust and debris getting down into your air ducts. So, to keep your heating and cooling vents free of dust and debris, below we have both some cleaning tips and some preventative ideas.

These tips to keep your heating and cooling vents clean are actually very easy to do and only take a few minutes. They also tend to be low in cost. You’ll need your vacuum cleaner, some soap and water, towels/rags and crevice cleaning supplies to clean the vent.

Some of the preventative measures, on the other hand, could require some items you don’t already have around the home. For instance, an air purifier to capture dust can run around $20 for small devices or all the way up to hundreds of dollars, depending on how many features you want the device to have. Air vent covers often cost around $5.

Cleaning Tips

Regular cleaning is your best bet in keeping your heating and cooling vents free of dust and debris. That way, nothing has the chance to build up to problematic levels. In order to get your vents clean, follow these tips:

  • Start by turning off the power source to your air conditioner at the breaker. That way, your HVAC system won’t kick on when you’re cleaning it, blowing dust everywhere.
  • Vacuum the vent cover itself, ideally with a crevice or brush attachment.
  • Remove the vent cover by unscrewing it, if it’s screwed in place. Pull the cover straight up from the duct.
  • Soak the vent cover in warm, soapy water if there is any stubborn dirt. Keeping soaking until that dirt loosens.
  • Wipe the cover down with a wet rag.
  • You can clean between the slats of the vent cover with any narrow cleaning tool, like a pipe cleaner, narrow soft brush or even a cotton swab.
  • You should manually dry between the slats with either a thin rag or a hair dryer on the hot setting to prevent water from pooling. If you use a hair dryer, be careful touching the metal after you blow dry it on a hot setting, as the metal can get warm. From there, you can either let heating and cooling vents air dry on a towel or dry them by hand.
  • After they’re dry, put the vent covers back and turn the power source back on.

Preventative Maintenance for Your Heating and Cooling Vents

You can also keep your heating and cooling vents clear of dust and debris with some defensive measures. A popular way to do so is to invest in a magnetic or plastic vent cover. These are usually used to direct airflow in a certain direction or to prevent excess air from coming through a closed vent, so they’re only suitable if you wish to restrict airflow. But they have the added benefit of keeping dust and grime off the vent, too.

Another option is to protect the heating and cooling vents themselves through lifestyle changes. For instance, encourage pets to avoid the heating and cooling vents if they have a habit of laying on or near them. That will keep dirt and pet hair away from the heating and cooling system. Make sure to vacuum the floor regularly so that dirt and debris are not close to the vent. You may also want to invest in an indoor air purifier to remove dust from the home.

What’s Tripping Your Circuit Breaker?

You’re cooking, washing clothes or just turning on the blender. All of a sudden, the power goes out in some area of your home. Something is tripping one of your circuit breakers. But what could be causing this?

Should you treat it as a minor inconvenience, or should you be concerned that you might eventually have a house fire? Homeowners with an older house or a fixer-upper home may be particularly susceptible. Freshome asked the electrical experts to explain what’s tripping your circuit breakers and how you can solve this problem.

Short Circuit

One cause of a tripped circuit breaker is a short circuit. “A short circuit is common, but not necessarily dangerous,” according to James Dickson, Owner at Mr. Electric of McKinney, TX.

“This is when a hot wire is contacting either a neutral or a ground wire anywhere along the circuit,” Dickson says. “This causes an overload of current to flow through the circuit breaker for a very brief period of time, usually a second or less, creating heat,” he explains. Dickson says the circuit breaker automatically shuts off in cases like these to prevent an electrical fire.

Ground Fault

Approximately 200 people a year die from ground faults, making this the source for the majority (66%) of residential electrocutions. “A ground fault happens when a neutral wire’s return current does not exactly match the hot wire’s current that was given to an appliance,” Dickson says. “In order to avoid a ground fault trip, the currents must match to within 3-5 milliamps.”

Here’s an example from the U.S. Consumer Product Safety Commission of what could happen with a ground fault. A bare wire that is inside of an appliance touches the appliance’s metal case, charging it with electricity. If you happen to touch the appliance while you’re also touching a grounded metal object (like a cool, trendy water faucet), you will get shocked.

“Circuit breakers know what standard arc conditions are and can differentiate between series and parallel arcs,” Dickson explains. “When a certain flow of electricity falls outside of these standards, the breaker interprets this as a potential fire hazard and will trip the breaker.” This breaker tripping fault relies on circuit boards and preloaded data to determine the conditions of a circuit, setting it apart from other circuit breaker trips. “The other three (short circuit, ground fault and overloaded circuit) all use mechanical means to control the tripping,” Dickson says.

Overloaded Circuit

Another cause of a tripped circuit breaker is an overloaded circuit. Dickson considers this the most dangerous condition that would trip a circuit breaker. An overloaded circuit occurs “when your electrical circuits are pushed to, or past, their rated limits due to too high of a load,” he says. “Components (switches/receptacles) can start to fail or the insulation on the copper (hopefully not aluminum) wire will start to melt off.” And when this happens, Dickson says the electricity will start to arc between the wire and any combustible source. This situation is dangerous because it increases the chances of starting a fire.

According to Tom Wallace, a Certified Master Inspector at Home Check Inspections in Riverview, FL, an overloaded circuit is the most common reason why circuit breakers trip. “A circuit can become overloaded if too many appliances are being operated at the same time or a single device is using too much power.” Make sure your new bathroom technology isn’t contributing to the problem.

Dedicated Circuits

Some fixed appliances need separate, dedicated circuits. They ensure that these appliances can operate without overloading the system. According to the National Electrical Code, these are some of the appliances that need a dedicated circuit:

  • Refrigerators/freezers
  • Ovens
  • Wall ovens/electric ranges
  • Dishwashers
  • Toasters
  • Washers and dryers
  • Space heaters
  • HVAC units and furnaces
  • Blow dryers
  • Garage door openers

GFCI/AFCI protection

Circuit breakers can also trip if they are GFCI (ground fault circuit interrupter) or AFCI (arc fault circuit interrupter) protected, Wallace says. “GFCI breakers trip when a ground fault is detected in the circuit,” he says. Most new home builds require GFCI protection in wet areas including the bathrooms, kitchen, exterior and garage. “AFCI breakers trip when an arc fault is detected in the circuit,” Wallace says. “These breakers are typically required in bedrooms, dining rooms and living rooms.

Avoid Tripping Circuit Breakers

“One way homeowners can avoid tripping circuit breakers is by ensuring that their installer or remodeler is using both GFCI receptacles and an AFCI circuit breaker in their home,” advises Bill Timmons, Marketing Manager of Residential Products at Legrand.

“Many new appliances in kitchens and laundry rooms confuse circuit breakers,” Timmons says. And it’s not easy for older or disabled homeowners to go to the basement to reset tripped breakers, he notes. An AFCI breaker is better than a standard circuit breaker in recognizing and removing an arcing situation before it becomes a fire hazard.

If something continues to trip your circuit breaker, Freshome recommends that you consult a qualified electrician to safely diagnose the problem.
